Deposit of 25% is payable to secure the booking.
The balance of the payment must be made at least 6 weeks before arrival together with a refundable £150 damage deposit. The damage deposit is returned (less any necessary deductions) after departure.
Bookings made less than 30 days ahead require immediate full payment.
Refunds are not offered - with the exception of bookings cancelled as a result government issued restrictions - any such refunds have to be done by bank transfer.
In exceptional circumstances we will consider reallocating a payment made for a cancelled booking towards a future booking.
In extreme circumstances we may need to alter, amend or possibly cancel your holiday booking. If we do so we will contact you as soon as possible, and you may be offered an alternative date or a full refund. We do not pay compensation in circumstances where we have to cancel your booking due to Force Majeure.
Circumstances amounting to “force majeure” include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood, storm or other weather damage or any similar event beyond our control.
Willowbank will be available from 4pm on the day of arrival. Check out is by 10am.
Should the house become unusable for whatever reason prior to arrival, we will endeavor to find suitable alternative accommodation and reimburse you any monies that have been paid to us. Charges quoted are inclusive of all running costs, with linen and towels provided.
You must report any damage or breakages to us as soon as they occur and not at the end of your stay, otherwise there may not be time to source replacements or arrange repairs before the next guests arrive. Breakages of plates, glasses etc will not normally be charged for, but we reserve the right to charge for any damages or losses at our discretion.
Willowbank is strictly non-smoking. If we find that there has been smoking in the property during the time of your holiday, you will be charged for the extra cleaning required. If the smell of smoke prevents the property being let on the day of your departure, you will also be charged for an extra night.
Guests will be mindful of neighbours and not make excessive noise between 9pm - 8am.
We do not allow pets in Willowbank.

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made, and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.
The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.
The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.
The maximum number of people entitled to stay at Willowbank is 4 and furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub-letting or assignation of the let is prohibited.
Infants and children younger than 12 years old cannot be accommodated.
We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.
We cannot be held liable for items left behind. Please contact us as soon as possible if you think you have left anything behind. Should you wish your item to be returned we kindly request the cost of the postage and packaging to be paid prior to returning your lost property.
